Q & A

What is your typical process for working with a new customer?

When I start working with a new client, I usually ask the client many questions. By asking questions, I get an idea of what my client is looking for. My clients also ask me many questions about the current market conditions, about different areas in and around Spokane County and North Idaho.

What education and/or training do you have that relates to your work?

I have taken many classes in Real Estate marketing and Real Estate law. I also worked as a medical assistant in the customer service department for many years.

Do you have a standard pricing system for your service? If so, please share the details here.

Although my standard pricing system is negotiable, but usually most Realtors charge the seller 6% of the sales price. Buyers in WA state do not pay a commission fee to the Realtors.

How did you get started doing this type of work?

I started this type of work because my husband has been working as a Realtor for many years. I helped him in his business and learned a lot in the process. My husband is currently working as a mortgage consultant in the mortgage business and I decided to become a Spokane Realtor.

What types of customers have you worked with?

As a Realtor, I have worked with people who own single family residences, builders, and with Investors who owned investment/rental, multi-family properties.

Describe a recent project you are fond of. How long did it take?

Recently I worked with a builder who wanted to purchase land to build a single family home and then resell the property, or lease it out. The process was easy as my client, buyer, did not need to get financing and paid cash for the land lot. I helped my client to check the tile report, the client checked with the Spokane County Building and Planning Department, and I helped the client to navigate the Purchase and Sale agreement for any deadlines on it. I continue to stay in contact with the client as the client will need my help to list the property for sale.

What advice would you give a customer looking to hire a provider in your area of work?

If you’re looking to sell your home or investment property, I can help you to price your property correctly. Pricing your property correctly is very important for you because you don’t want to over price it and not sell it within your time frame, and under-pricing the property means you’ll leave the money on the table for the buyer of your property. I will also explain to you my marketing system and how you’ll benefit by working with me and my team at my Professional Realty Service office.

If you’ll looking to purchase a property in the Spokane or North Idaho area, I will help you decide which areas to concentrate your search in. I will advise you on what your purchase price should be. I will help you with writing your Purchase and Sale agreement and with submitting it, and I will give you several good referrals to some mortgage brokers in town. These are the things my clients said they were happy with my services.

What questions should customers think through before talking to professionals about their project?

You should be asking me these questions: How long have you lived in the Spokane/North Idaho area? What areas are more desirable to live in? Which areas appreciate more in value compared to other areas? What price range should I be looking for in each area? How is rental market in and around Spokane? What are single family rentals rent for? What are duplexes and multi-family units rent for in each area? Do you have a system to market and sell my property?
